ABOUT US

Dear Property Owner:

We are experienced real estate brokers, rental property managers, and vacation property owners.  We own Select Homes Real Estate & Property Management here in Dana Point, California, but we’re also vacation property owners.

A few years ago, we got SO frustrated working with big vacation management companies that we decided it wasn’t worth the trouble or frustration (we own our own vacation homes in Big Bear Lake and in Austin, Texas).

 

This is what made us crazy:

1.       The property management company didn’t carefully screen potential renters.  We had problems with college kids, smokers, and neighborhood disturbances.  One time, we arrived at our house in Big Bear to see 5 carloads of people leaving our 3-bedroom house!

 

2.       The property management company was ONLY looking out for their own profits and they charged us for every little thing (posting photos on their web-site, inspections, laundry soap, paper towels, a trip charge to turn off the heater, a trip charge to turn it back on, etc.).

 

3.       The property management company wasn’t advertising our rental property in the right places at the right times.  The top internet vacation rental sites change from month to month, and our rental property wasn’t being seen by potential renters.  Having our house listed on their company web-site wasn’t getting any notice.

 

HERE IS WHAT WE OFFER YOU:

1.       A web-page designed to promote YOUR VACATION RENTAL, with an up-to-date availability calendar.  Please see example sites by clicking on the links at the bottom of the page.  We will display your vacation property in a similar manner. 

 

2.       We keep rental prices as high as possible.  We believe that by keeping the rates high, we get a better class of vacation visitors.  Also, we don’t allow any primary renters under the age of 25.  That keeps the “party crowd” under control.

 

3.       Carefully screened guests.  With our 2-page rental agreement form, we know every person and vehicle that will be at your property.  If the visitor breaks our rules, they forfeit their deposit! 

 

4.       A personal inspection of your home by either Mark or Terri, every time a visitor leaves. 

 

5.       Personal supervision of housecleaning staff.  There will not be a hair hidden on the floor behind the bathroom door!  Linens and making up the beds are included with the cleaning fee that the renter pays.

 

6.       Mark is a handyman, who will handle many repairs at a $25 hourly charge (replace an electrical outlet, repair/replace torn screens, change air filters, drywall patching, etc.).  Plus we have a list of excellent, fairly priced plumbers and electricians to help out in an emergency.

 

7.       We will provide and keep the house stocked with disposables for the renters use (toilet paper, paper towels, dish and dishwasher soap, laundry detergent, shampoo, conditioner and body wash).

 

8.       We will pay for advertising on the vacation rental sites that are getting the most hits at the time (at this moment, VacationHomeRentals, VRBO, VacationRentals, goin2travel, vacationrentals411 are all popping up on the first page of a google search).   I pay $1000 per year, per property, to put our listings on all the top site.  It's expensive, but it pays for itself with bookings.
 

9.       We will screen visitors and book vacation rentals for those times when you will not personally be using your beach home.  Just let us know which days to hold the property for your personal use, and we'll mark those days as "unavailable" to potential visitors.

 

10.    We are licensed Real Estate Brokers (not Real Estate Agents).  Terri is a Realtor member of OCAR (Orange County Association of Realtors), CAR (California Association of Realtors), and NAR (National Association of Realtors).  We are able to expose your rental property to a longer term renter during the off-season months through the Multiple Listing Service.

 

10.    Unlike most property management companies, we will not ding you with fees for listing your house, house check, etc., and WE WILL HANDLE EVERYTHING PERSONALLY. 

 

11.    We have the experience and the expertise to take care of everything.  Currently, we manage over 20 rentals, and we can handle a "make ready", a plumbing issue, an ant infestation, a badly behaved visitor, or anything else fate throws our way.



RATES
Our management fee is 25% or 30% of the rental proceeds for short term vacation rentals of less than one month (house cleaning is paid separately by the renter) and we will send you a monthly check or bank transfer of rents received. 

For longer term rentals (off season), our fee drops to 20% for short term bookings of 30-60 days, and 10% for off-season bookings of 60+ days.  You continue paying your mortgage, utility, HOA and tax bills, and we take care of the rest.  If you compare our rates to other vacation rental management companies, you will find we simply can't be beat!   There are no hidden charges or fees, unless we need to pay a Realtor a reasonable commission to bring us an off-season renter for a few months.
